Site & Foundations

Prepare the land and lay a sturdy foundation.

  • Meet with site superintendent to establish home placement

  • Excavate and form the basement

  • Pour footings and basement walls

  • Install waterproofing (weeping tile & damp-proofing)

  • Backfill and set up underground services

  • Initiate mortgage draw #1

Framing & Lock‑Up

​Build the home’s structure, secure it from the elements, and begin mechanical installations.

​​

  • Construct framing; install windows and exterior doors

  • Rough-in plumbing, HVAC, electrical, and gas lines

  • Walk-throughs: electrical and structured wiring

  • City inspections (framing, wiring, heating)

  • Install insulation and exterior finishes

Finishing

​Transform the interior with finishes that bring your home to life.

  • Install drywall, tape, and texture ceilings

  • Prime and paint walls and ceilings

  • Fit cabinetry and complete finish carpentry

  • Install light fixtures, plumbing fixtures, and flooring

  • Final touches: trim, paint touch-ups, and thorough cleaning

  • Exterior: rough grading, driveways, sidewalks (weather permitting)

  • Quality‑assurance walk-through with your site supervisor

Possession Day

Hand over your finished home and hand you the keys.
